Title deed and a 30-year title chain establishing unbroken ownership. Any gap is a question that must be answered before money moves.

7/12 (Record of Rights) and 8-A extracts, checked for the correct owner name, area and any entries recording loans, disputes or tenancy.

Non-Agricultural (NA) order where the intended use is non-agricultural, along with the sanctioned layout if applicable.

TP scheme details and final plot number, plus the sanction stage of the scheme.

Zone certificate confirming the land-use category in the notified development plan.

Encumbrance certificate to confirm the property is free of mortgages and charges.

Property tax receipts, electricity dues and any pending government demands.

Seller identity, PAN, and authority documents — partnership deed, board resolution or POA — as relevant.

Physical verification: boundaries, access road, adjoining land use and any structures or encroachment on site.
